Signs a Commercial Building Needs an Electrical Inspection

Warning signs that suggest a commercial or strata building's electrical systems are due for a closer look, not just a repair.

Published April 6, 2026

Electrical issues in commercial and multi-unit buildings don’t always announce themselves clearly. A single flickering light might be nothing. A pattern of small issues across a building is usually worth a closer look before something more serious happens.

Signs worth paying attention to

  • Breakers tripping repeatedly, especially the same circuit more than once
  • Flickering or dimming lights that aren’t isolated to a single old fixture
  • Warm outlets or switch plates, or a persistent burning smell without an obvious source
  • Buzzing or humming sounds from panels, outlets or fixtures
  • Frequent bulb burnout in the same fixtures
  • Discoloration around outlets or panels
  • Aging infrastructure — buildings with original electrical systems well past typical service life, even without an obvious symptom yet

Why this matters more in commercial and strata buildings

A single-family home has one electrical system serving one household’s habits. A commercial building or strata property has a system serving dozens of units or a full building’s operations, often with decades of tenant changes, renovations and added load layered on top of the original design. That complexity is exactly why small warning signs are worth investigating rather than waiting for a bigger failure.

What an inspection actually involves

A proper electrical inspection isn’t just checking that things currently work — it’s assessing panels, wiring and load capacity against how the building is actually being used today, and flagging anything trending toward a future problem.

When to treat it as an emergency instead

Some of these signs cross the line from “schedule an inspection” to “call now” — a burning smell, visible sparking, or a breaker that won’t reset. See Emergency Building Repairs for how urgent electrical issues are handled.

Frequently asked questions

Is a flickering light always a sign of a bigger problem?

Not always — sometimes it’s a simple fixture or bulb issue. But if it’s recurring, affects multiple fixtures, or happens alongside other symptoms on this list, it’s worth having looked at.
