LED Lighting Upgrades for Commercial Properties

What to consider before upgrading a commercial or strata building's common-area and exterior lighting to LED.

Published April 20, 2026

LED lighting upgrades are one of the more straightforward improvements a commercial or strata property can make — the technology is mature, the fixtures are widely available, and the benefits over older lighting are well established. The bigger question is usually how to plan the upgrade, not whether to do it.

Where upgrades typically make sense first

  • Parkades and stairwells, which often run lighting continuously and see the highest cumulative usage
  • Exterior and security lighting, especially where dusk-to-dawn operation adds up over a full year
  • Common-area hallways and lobbies, both for efficiency and for the more consistent, even light LED fixtures typically provide
  • Amenity spaces with heavy or extended-hours use

Planning the upgrade

A full-building upgrade doesn’t need to happen all at once. Many properties phase it in — starting with the highest-usage areas, or bundling it into other planned maintenance or capital work so the disruption and cost are absorbed into work that’s already happening.

Beyond the bulbs

An upgrade is also a reasonable point to review fixture placement and coverage, not just swap technology. Areas that have always felt under-lit are worth reassessing while the fixtures are already being touched.

Documentation for ownership or council approval

If the upgrade needs sign-off from ownership or a strata council, it helps to walk in with a clear scope — which areas, what fixtures, and a general sense of the work involved — rather than a vague “should we do LED” conversation.

HUB Centro handles LED lighting upgrades as part of our electrical services, often scheduled alongside other property maintenance visits. Request service to talk through an upgrade plan for your building.

Frequently asked questions

Can LED upgrades be done without disrupting building operations?

In most cases, yes — upgrades are typically scheduled area by area, which limits disruption compared to a single all-at-once changeover.
