Common-Area LED Lighting Upgrade — Office Tower

Commercial office tower · Vancouver, BC

Template project

This is a template project used to illustrate how HUB Centro structures and documents project work. It represents a realistic scope for a common-area LED upgrade, not a specific completed HUB Centro project. Real project case studies will replace placeholders like this one as they’re confirmed with clients.

The challenge

An office tower’s original common-area and parkade lighting was reaching end of life, with rising maintenance calls for failed fixtures and interest from ownership in reducing common-area electrical costs.

Scope

A phased LED upgrade across the parkade, stairwells and common-area corridors, sequenced to avoid disrupting tenant access.

Work performed

  • Assessed existing fixtures and identified priority areas by usage hours
  • Upgraded parkade and stairwell lighting first, given near-continuous run time
  • Phased common-area corridor upgrades around tenant business hours
  • Provided documentation of completed scope for ownership

Outcome

Fixture-related maintenance calls dropped following the upgrade, and the phased approach avoided disruption to tenant operations.

The situation

Original-build lighting in older office towers tends to fail unevenly — some fixtures well past their service life, others still functioning — which makes a full at-once replacement hard to justify against ongoing spot repairs. Ownership interest in reducing common-area electrical costs is often the trigger that turns “we should look at this eventually” into an actual project.

How this type of project is typically handled

Upgrades are prioritized by usage: parkades and stairwells, which often run lighting continuously, are addressed first, followed by common-area corridors phased around tenant hours to avoid disruption.
