Commercial renovations and tenant improvement projects tend to go smoothly or go sideways based on planning done before the first wall comes down. This checklist covers the practical items worth confirming early.
Scope and sequencing
- Define the full scope in writing, including anything structural, electrical or mechanical
- Identify dependencies between trades — what has to happen before the next trade can start
- Build a realistic schedule with buffer for inspections and approvals, not just the work itself
Site logistics
- Confirm access, parking and material staging for crews during the project
- Plan for debris and junk removal throughout the project, not just at the end — a site that stays clear is safer and easier to work in
- If the space is occupied or adjacent to occupied space, plan for noise, dust and access disruption
Trade coordination
- Confirm who is responsible for coordinating between trades if more than one contractor is involved
- Identify any specialty scopes early — concrete, electrical, formwork — so the right trade is booked with enough lead time
Deficiencies and close-out
- Build in time for a deficiency walk-through before calling the project complete
- Track deficiency items to close-out rather than letting them linger post-occupancy
- Schedule final/post-construction cleaning close to the handover date, not days or weeks before
Documentation
- Keep photos of the space before, during and after the project
- Retain a record of what was done, useful for future maintenance or a future renovation
