Parkade Concrete Restoration — Strata Tower

Strata high-rise, underground parkade · Burnaby, BC

Template project

This is a template project used to illustrate how HUB Centro structures and documents project work. It represents a realistic scope for parkade concrete restoration, not a specific completed HUB Centro project. Real project case studies will replace placeholders like this one as they’re confirmed with clients.

The challenge

A strata council identified spalling concrete and exposed rebar across several bays of an underground parkade during a routine reserve-fund inspection, raising concern about long-term structural cost if left unaddressed.

Scope

Assessment, concrete repair and restoration across the affected parkade bays, coordinated with the strata manager around resident vehicle access.

Work performed

  • Documented and photographed existing deterioration for the strata council and engineer of record
  • Repaired and restored affected concrete sections, addressing spalling and exposed rebar
  • Sequenced work in phases to keep the majority of parkade stalls accessible throughout
  • Cleared debris and coordinated final cleaning of the work area on completion

Outcome

Affected parkade bays were restored and returned to full use, with documentation provided to the strata council for their records.

The situation

Parkade concrete takes a harder toll than most structural concrete on a property — constant vehicle load, de-icing salt tracked in over winter, and limited drainage all accelerate deterioration. A reserve-fund inspection is a common point where this kind of damage first gets flagged formally, prompting a council to look for a contractor who can scope and execute the repair.

How this type of project is typically handled

Work is sequenced in phases so residents retain access to most of the parkade throughout the project, rather than closing the entire structure at once. Sections are documented before, during and after the work, giving the strata council a clear record for their files and for the engineer of record if one is involved.

Parkade projects often involve more than concrete alone — debris removal during the work and final cleaning on completion are commonly bundled into the same scope. See Construction, Concrete & Formwork for more on this service.
