Spring Property Maintenance Checklist

What to look for once winter conditions have passed — the recurring spring checklist we'd recommend for commercial and strata properties.

Published March 23, 2026

Spring is when the wear accumulated over winter becomes visible — salt residue, exterior wear, drainage issues that only show up once things thaw. It’s a natural checkpoint for a maintenance walk-through.

Exterior and grounds

  • Inspect asphalt, concrete and walkways for cracking or heaving from freeze-thaw cycles
  • Check landscaping and irrigation systems after winter dormancy
  • Look for salt residue and staining on entrances, walkways and parkade surfaces
  • Assess exterior paint and finishes for winter wear

Drainage and building envelope

  • Clear gutters, downspouts and drains of winter debris
  • Check for signs of water intrusion that may have gone unnoticed during winter
  • Inspect caulking and weatherstripping around entrances and windows

Cleaning

  • Schedule pressure washing for exteriors, walkways and parkades to remove winter grime and salt
  • Deep-clean common areas and entrances after a season of heavier foot traffic
  • Address carpet cleaning in common areas if winter tracked in more dirt and moisture than usual

Life safety and systems

  • Confirm exterior and common-area lighting is functioning as daylight hours shift
  • Review any deficiencies flagged over winter that are now easier to assess

Set the year’s maintenance plan

Spring is also a practical time to set (or reset) a maintenance schedule for the rest of the year, using what winter revealed about where the property needs the most attention.
