Properties generally have two options for winter coverage: a seasonal contract that secures response for the whole season, or on-demand service booked as events happen. Neither is universally better — the right choice depends on the property.
When a seasonal contract makes more sense
- The property has consistent foot traffic or operating hours that can’t tolerate delayed response
- There’s meaningful liability exposure — a busy commercial lot, a strata building with regular pedestrian traffic, a parkade
- You want priority response locked in before the season’s demand on contractors peaks
- You’d rather budget a predictable seasonal cost than an unpredictable number of individual events
When on-demand service can work
- The property sees infrequent snow accumulation or has naturally low foot traffic
- Budget flexibility matters more than guaranteed response priority
- The property is new to a contractor relationship and wants to evaluate service before committing seasonally
The trade-off to understand
The main trade-off is priority. Seasonal accounts are generally serviced first when a widespread event hits multiple properties at once, since the contractor has already committed capacity to those accounts. On-demand requests, by nature, are handled as capacity allows — which can mean longer waits during a significant, region-wide event.
A middle path
Some properties land on a hybrid approach: a lighter seasonal agreement covering core priority areas (main entrances, fire routes) with on-demand service for full-lot clearing as needed. Whether this is available depends on the contractor — it’s worth asking directly.
HUB ZERO offers both seasonal and on-demand snow and ice service across Metro Vancouver and the Lower Mainland. See HUB ZERO Snow & Ice Management or request service to talk through which fits your property.
Frequently asked questions
Can a property switch between seasonal and on-demand service?
That depends on the contractor and the timing. It’s worth raising with whoever services your property before assuming either option is locked in for the full season.
